For Beul Na Mara
Below are our terms and conditions relating to your booking. By booking with us it will be considered that you are fully conversant and have agreed to all the terms and conditions.
Agreement
This agreement is made on the basis that the property is to be occupied by the guests for a holiday and the guests acknowledge that the tenancy granted by this agreement is not an assured tenancy and that no statutory periodic tenancy will arise when it ends.
Bookings
Bookings will only be accepted from persons over 18 years of age and by booking the lead guest acknowledges that he or she agrees to these terms and conditions on behalf of the entire party intending to occupy the property under your booking. We ask for a 25% non-refundable deposit to secure the booking.
Payment
Full payment for your stay is due no later than six weeks before the commencement of your holiday. We reserve the right to cancel the booking if the balance is not paid by the due date. If a booking is made less than six weeks before arrival, the full cost of the stay is due at the time of booking.
Cancellations
We advise all guests to take out suitable holiday insurance.
In the event of a cancellation less than six weeks before the holiday begins, any monies received are non-refundable. If however we are able to re-let the house for the booking period cancelled we will reimburse monies paid minus the deposit.
Guests responsibility & GHD
The guests will keep the property and all furniture, fixtures, fittings and effects in or at the property in the same state of repair as at the start of the holiday and will leave the property in the same state of cleanliness and general order in which it was found.
A Good Housekeeping deposit (GHD) of £100 will be due along with the balance of the holiday and is a bond which represents your agreement to leave the property as you find it. Provided the property is left as found at the end of the holiday, no claim will be made and your GHD will be refunded within 7 days.
Guests are asked to leave the key as they found it in the key safe at the end of their holiday.
Forfeiture
Our guests right to occupy the property may be forfeited with compensation if:
- More people than declared at the time of the booking or before the commencement of the holiday and/or the number the property holds, attempt to take up occupation.
- Overnight guests are entertained without the owners express permission.
- Any activity is undertaken which is illegal or may cause unreasonable damage, noise, behaviour or disturbance.
- Any of the guests smoke in the property.
Unavailability of the property
In the event of the property becoming unavailable (such as due to fire or flooding) the owner will endeavour to provide the guest with suitable alternative accommodation or will refund all monies paid or a proportion in the case of curtailment. The owner cannot, however pay any compensation or expenses as a consequence of such an event.
Linen
All bed linen and towels are provided. A change of linen will be supplied weekly during multiple week holidays. Towels are not to be removed from the property so we ask that you bring your own for use at the beach or for outdoor activities.
Arrival and Departure times
The property will be available from 15:00 hrs on the date of arrival. We ask our guests to vacate the property by 10:00 hrs on the day of departure.
Complaints
In the event of there being a cause for complaint concerning the property, please contact the owner at the earliest opportunity during your stay. It’s important this is done while you are still at the property so that an on-the-spot investigation can be made if necessary and remedial action, if required, taken.
In no circumstances will compensation be considered for complaints raised after the holiday has ended, when the guests have denied the owner the opportunity of investigating the complaint and endeavouring to remedy matters during the holiday.

Owners access
The owner or their representative shall be allowed access to the property at any reasonable time during any holiday occupancy.
Dogs
Up to two well behaved dogs are welcome but they are not allowed on the furniture/beds etc. The garden is fully enclosed to ensure their safety and the garden at the front and rear should be cleaned of all dog poop during your stay and before you leave. The garden to the front is open to our neighbours front gardens so please control your dogs from wondering onto their areas and from fouling in these areas.
Legal
Any dispute, claim or other matter which may arise in relation to your booking will be governed by Scottish law and you agree that any dispute will be dealt with exclusively by the courts of Scotland.
For B&B
Cancellations 7 days before the date of your arrival you will receive a full refund.
Cancellations less than 7 days before the date of your arrival will incur a charge equivalent to one nights stay.
Cancellations less than 24 hours before the date of your arrival will incur a charge equivalent to 50% of your total stay.
We advise guests to have in place appropriate holiday insurance to cover such cancellation fees.
Check in is available from 15:00 to 18:00 on the day of arrival. Check in times outside these specified times must be confirmed prior to arrival.
We ask that you vacate your room by 10:00 on the day of departure.
Parking is not currently available directly at the property but there is free parking 50 metres from the house in the village car park.
